Durability depends on the complete upholstery system: frame condition, support, springs or webbing, padding density, edge build-up, seams and the selected cover material. Olek evaluates the assembly rather than treating fabric as the only variable.
Large projects demand repeatability. Pattern orientation, seams, cushion profiles, exposed edges and finishing details are controlled so a room full of seating reads as one coordinated installation.
Commercial upholstery requirements depend on how the furniture will be used and on the governing project documents. Where applicable, project teams should identify federal 16 CFR Part 1640 / TB 117-2013 requirements as well as any occupancy-specific testing or code provisions, which can include NFPA 260 or NFPA 261. Olek coordinates fabrics, padding and upholstery details to the approved project requirement; final compliance depends on the complete assembly and governing requirements.

Olek can work from designer selections, owner standards, bid documents and performance specifications, including COM/COL (Customer's Own Material / Customer's Own Leather) where suitable . For projects with fire-performance, abrasion, cleanability or institutional requirements, the selected fabric, padding and upholstery system should be documented against the applicable specification and code rather than relying on a generic “commercial grade” label. Olek is a HUBZone Certified Small Business ; its published capabilities include NAICS 811420 for reupholstery and furniture repair and support government contracts and subcontracting opportunities. Insurance and bonding documentation can be coordinated for qualifying project requirements.
Upholstery Materials & Performance
Olek can work with designer-specified fabrics and commercial textile programs selected for abrasion resistance, cleanability, stain resistance, colorfastness or other project requirements. Antimicrobial or other specialized finishes should be evaluated from the fabric manufacturer’s current technical data rather than assumed from the fabric category.
Urethane foam systems can be specified for contemporary comfort and repeatability, while horsehair, cotton and other traditional padding can be retained or recreated for historic seating when appropriate. The right build depends on the seat design, condition, intended use and preservation goals.
Welting, topstitching, tufting, channeling, pattern placement, edge profiles and exposed transitions are controlled as part of the finished visual system. On volume work, repeatability is treated as a quality requirement—not an afterthought.

Shop Work, Site Coordination & Logistics

Depending on the scope, seating can be picked up or freighted to the shop, processed in phases, and returned for installation or placement. Olek’s published capabilities describe work primarily across the East Coast and as far west as the Missouri River—and beyond—while client project planning may include broader national freight coordination. Logistics, quantities and phasing should be confirmed for each project.
Yes. Olek can evaluate projects ranging from individual pieces to large repetitive seating runs. Quantities, sample standards, pickup, production batches and return schedules can be phased around venue operations and project milestones.
Yes. Customer’s Own Material (COM), Customer’s Own Leather (COL) and designer-specified textiles can be coordinated when the material is suitable for the furniture, quantity, pattern repeat, upholstery method and project requirements. Yardage, hide requirements, backing, repeat and suitability should be confirmed before ordering or production.
Requirements depend on the furniture, how it will be used, and whether the work falls within a specific federal, occupancy or project standard. CPSC guidance states that in-scope upholstered furniture reupholstered for sale is subject to 16 CFR Part 1640 and the TB 117-2013 smolder-resistance test method; furniture reupholstered for a customer’s own use may fall outside that federal scope. Commercial occupancies, bid specifications or authorities having jurisdiction can impose additional requirements, including tests such as NFPA 260 or NFPA 261.
